Chapter 24. MOBILE HOMES, MANUFACTURED HOMES AND PARKS |
Article I. IN GENERAL |
§ 24-1. Definitions.
The following words, terms and phrases, when used in this chapter, shall have the meanings ascribed to them in this section, except where the context clearly indicates a different meaning:
Dwelling means a building having accommodations for and occupied by not more than one family.
Lot means that space of ground set aside and permanently marked off and designated on the mobile home park site for occupancy by one mobile home or the space or lot of ground actually occupied by a mobile home in a mobile home park.
Manufactured home or HUD-code manufactured home means a structure:
(1)
Constructed on or after June 15, 1976, according to the rules of the United States Department of Housing and Urban Development;
(2)
Built on a permanent chassis;
(3)
Designed for use as a dwelling with or without a permanent foundation when the structure is connected to the required utilities;
(4)
Transportable in one or more sections; and
(5)
In the traveling mode, at least eight body feet in width or at least 40 body feet in length or, when erected on site, at least 320 square feet;
includes the plumbing, heating, air conditioning, and electrical systems of the home; and does not include a recreational vehicle as defined by 24 CFR 3282.8(g).
Mobile home means a structure:
(1)
Constructed before June 15, 1976;
(2)
Built on a permanent chassis;
(3)
Designed for use as a dwelling with or without a permanent foundation when the structure is connected to the required utilities;
(4)
Transportable in one or more sections; and
(5)
In the traveling mode, at least eight body feet in width or at least 40 body feet in length or, when erected on site, at least 320 square feet; and
includes the plumbing, heating, air conditioning, and electrical systems of the home.
Mobile home/manufactured home park means any lot, tract or parcel of land used in whole or part for the parking of mobile homes or manufactured homes used for or to be used as a temporary or permanent dwelling or sleeping place for one or more persons by the day or week, or for a longer period of time with or without compensation.
Owner means any person who has the control, direction, maintenance or supervision of a mobile home park. Executors, administrators, guardians, conservators or trustees shall also be regarded as owners.
Permit means a written permit or certification issued by the building inspector of the city, permitting the construction, alteration or extension of a mobile home/manufactured home park under the provisions of this chapter, and the Unified Development Code.
Street means any public or private street, alley, avenue, lane, boulevard, drive, public place or highway commonly used for the purpose of travel within the corporate limits of the city.
